Compare homes on the same basis
Your routine: check the actual trips, local services and space your household needs.
The property: compare taxes, insurance, association dues and likely maintenance.
Financing: bring the address, timing and comfortable payment to the conversation; a town name alone does not establish USDA eligibility.
Start with the places you need to reach
Lansing, East Lansing, DeWitt, Okemos, Holt, Mason and nearby communities offer different places to begin your search. Think about your regular trips, the space you need and the kind of home you want to look after.
Visit at different times of day. Check the commute, local services and the things that matter to your household. Use current information from local authorities and your real estate agent when comparing specific homes.
The same price can mean a different payment
Two homes priced the same can have different taxes, insurance and association dues. Use the costs for the actual property in your payment estimate, rather than assuming the price tells the whole story.
Make room for repairs and maintenance too. An inspection can help you understand the home’s condition. An older house or a larger property may need a different budget after moving day.
Talk about financing before the search gets urgent
You can discuss a mortgage before choosing a home. If you’re looking outside the city, ask whether a USDA address check would be useful. The community name alone doesn’t establish eligibility.
Our office is at 114 W Main Street in DeWitt. Call us with the home you’re considering, or start with the location and budget you have in mind. We can coordinate financing questions with your agent.
Bring a short list, not a perfect plan
Write down where you’re looking, when you want to move and the payment you’d be comfortable making. That’s enough to start a useful conversation.
Educational information, not an offer to lend. Program rules, costs and availability can change. Ask a loan officer about current terms for your situation.
