Which mortgage works for you?
The house, your savings and your monthly budget all matter. We’ll help you understand the differences between conventional, VA, jumbo, FHA and other home loans.

What are you planning?
Let’s start with your budget.
The right mortgage depends on your budget, down payment and the home you’re buying. We’ll explain the differences between the loans you can consider.
- Include taxes and insurance in your monthly budget.
- Set aside money for closing and life after moving day.
- Talk to a loan officer before choosing a program.
These are starting points for a conversation, not a loan quote or an approval.

Choose a topic to narrow the options.

Conventional
For buying or refinancing. Some eligible buyers can put less than 20% down; mortgage insurance may apply.
VA
For eligible veterans, service members and surviving spouses. Ask about no down payment, the funding fee and your benefit.
Jumbo
For a loan above the local conforming limit. We’ll go through the down payment, documents and reserves needed.
FHA
A government-insured mortgage with a smaller down payment option. Includes upfront and ongoing mortgage insurance.
USDA
For eligible buyers and homes in qualifying areas. The address and household income determine whether this option fits.
Low down payment
You don’t always need 20% down. See how smaller down payments change the payment and money needed at closing.
Union Advantage
Belong to a union? Ask about ShayMak’s Union Advantage program and its current benefits.

Renovation
A home that needs work may qualify for financing that combines the mortgage with approved improvements.
As Good As Cash
Ask about a more complete financing review before you make an offer, including the current conditions and costs.

Home equity
Borrow against the home you already own without replacing your current mortgage. A second mortgage or line of credit, compared with a cash-out refinance.

Payment estimates
Calculators are educational tools. Results use your inputs and assumptions and are not a rate quote, Loan Estimate, preapproval or guarantee. Actual payments and costs may differ. Include taxes, insurance, mortgage insurance and association dues where applicable.
Refinancing and home equity
Refinancing can involve closing costs and may increase total interest or extend repayment. A lower monthly payment does not necessarily mean a lower total cost. Compare the proposed terms with your existing loan. Borrowing against your home puts your home at risk if you cannot repay.
